Partial Terms and Conditions:

1. The price will be set by the Realtor, based on MLS information for comparable homes that sold within 60 days.
2. The property will be valued at no less than $210,000 based on the Realtor's Market Analysis. Homes valued at between $125,000 - $209,000 are entitled to a $1000 refund based on the terms and conditions.
3. There seller will have a minimum of 10% equity in the property.
4. The Realtor will provide a Home Warranty.
5. The Realtor will provide for a Home Staging Consultation. Staging recommendation will be agreed to between the Realtor and sellers in writing. All staging recommendation are to completed within 14 days for the Guarantee to be valid.
6. The sellers will agree in writing to maintain the home in presentable and salable condition.
7. The clock begins ticking at 5pm on the 2nd calendar day from execution of the listing agreement.
8. The property will be under a fully executed Purchase and Sale contract by 5pm on the 60th day. Otherwise, the seller will be entitled to $1500 of the Realtor's commission on the closing of the property.
9. The $1500 is paid at closing from the Realtor's commission. If the property does not close, then there is no commission from which to pay the $1500 and the guarantee is null an void. "Do not pass 'CLOSED' do not collect $1500."
10. Additional terms and conditions apply, but are considered "marketing strategy" and are discussed directly with the seller.
